Our Design and Build Process

8 STEPS - LUCON PROPERTY DESIGN AND BUILD PROCESS

Initial Consultation and Establishing Budgets

LUCON Property partners with reputable and reliable draftsman and architects in Melbourne. We will meet with you and take the time to best understand what expectations and requirements you may have for your custom home including size and amount of bedrooms and living spaces. We will take notes and provide you with a clear overview of the design and construction process including time frame and certain planning requirements or restrictions. A realistic budget expectation can be established at this stage.

 

Concept Designs and Sign Off

Upon confirming what requirements you have for your custom home, we will then provide a concept of your custom home to which orientation, slope, and Rescode requirements will be taken into consideration. The concept design will help provide an indication of the costings expected and how that will fit in to your budget. This stage can go back and forth until a suitable design is in place. If all boxes are ticked at this stage then we progress with the working drawings.

 

Working Drawings
Your first set of working drawings will be provided with all sizes and documentation to help provide you with a sense of scale and finishings.You have the ability to change this design to ensure you are completely satisfied with your proposed custom home. Remember this is your home and your thoughts and feedback matters.

 

Inclusions and Design
We take your design and lifestyle requirements and integrates them into the inclusions of your home. By partnering with interior designers and Feng Shui experts LUCON Property will bring your ideas to life.

 

Final Working Drawings
Once the above is satisfied then all working drawings will be presented including relevant supporting documentations such as soil reports, energy reports, and engineering documents.

 

Building Contract
Upon signing the contract we will submit all plans to obtain a Building Permit required to commence construction. Should you choose to obtain a Building Permit on your own you are free to do so.

 

Construction
Once all relevant plans, permits, and warranties have been approved and signed, construction will commence. The construction phase will be completed within the agreed time frame.

 

Completion and Handover
Once your custom home is completed LUCON Property will provide you with all warranties and documents that accompany a handover.
